The collapse was structural not cyclical. WeWork's entire model required signing 15-year building leases at market peaks and subletting month-to-month memberships at premium prices to price-sensitive customers who vanish in downturns. At peak it operated 777 locations in 39 countries with $1.8 billion in annual revenue and $1.9 billion in annual losses. The 2019 IPO attempt exposed financial statements so alarming that the company withdrew the S-1, fired founder Adam Neumann with a $1.7 billion exit package, and watched its valuation fall from $47 billion to $2.9 billion in six weeks. SoftBank spent $14 billion total trying to salvage the investment. The pandemic killed occupancy rates and the model never recovered.
